GLYNN COUNTY, GEORGIA

THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.

Under and by virtue of the Power of Sale contained in a Security Deed given by George M. Gensmer to JPMorgan Chase Bank, N.A., dated October 11, 2011, and recorded in Deed Book 2918, Page 142, Glynn County, Georgia Records, as last transferred to Federal National Mortgage Association ("Fannie Mae"), a corporation organized and existing under the laws of the United States of America by assignment recorded on April 18, 2016 in Book 3571 Page 206 in the Office of the Clerk of Superior Court of Glynn County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Ninety-Five Thousand Two Hundred Forty-Seven and 0/100 dollars ($95,247.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Glynn County, Georgia, within the legal hours of sale on March 7, 2017, the following described property:

All that certain lot, tract or parcel of land, situate, lying and being in the City of Brunswick, Glynn County, Georgia, described and identified according to the maps and plan of the City of Brunswick. as the SOUTHWESTERN ONE FOURTH (1/4) OF OLD TOWN LOT NUMBERED THREE HUNDRED EIGHTY THREE (383). Said portion of said lot is a rectangle of the dimensions of forty five by ninety (45x90) feet and has the following courses, to wit: Beginning at a point on the eastern line of Carpenter Street, one hundred thirty five (135) feet south of the intersection of said eastern line of Carpenter Street with the southern line of George Street, and from said initial point running in a southerly direction along said eastern line of Carpenter Street a distance of forty five (45) feet; thence in an easterly direction and at right angles to said eastern line of Carpenter Street a distance of ninety (90) feet; thence in a northerly direction and at right angles to the last described line a distance of forty five (45) feet, and thence in a westerly direction and at right angles to the last described line a distance of ninety (90) feet to the beginning point.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.

To the best knowledge and belief of the undersigned, the party in possession of the property is George Gensmer or tenant(s); and said property is more commonly known as 1018 Carpenter Street, Brunswick, GA 31520.

The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the security deed and (3) any right of redemption or other lien not extinguished by foreclosure.
